  We utilise a 5 step screening process on each and every adult rental applicant.  We

  •   meet the applicant prior to application

  •   verify current and former Landlord references

  •   verify current employment including income

  •   verify 2 personal, non related references

  •   search a Tenancy Default Database (TICA) showing a history of tenants who have previously defaulted on tenancies in Australia, New Zealand or the United Kingdom

Computerised Accounting

At Top Notch Property Management, we use one of the top property management software packages in the industry.

Owners receive a detailed statement each month showing all rental income and disbursements.

A summary is provided at the end of the financial year for your accountant.

You can receive your statement by email or "snail mail." 

We offer monthly and bi-monthly electronic downloads to your accounts and we can pay all invoices relating to the property including rates, land tax, body corporate levies, water accounts, insurance etc. 
 

Leasing Consultants

Our property managers are specially trained in the art of assisting prospective renters and in the leasing of properties.  We regularly open our properties for exhibition.

No Surcharge to Owners for Minor Maintenance

At Top Notch Property Management, we assist our property owners and residents by having independent qualified maintenance technicians effect any necessary maintenance repairs.  To avoid a conflict of interest with our property owners, we do not assess a surcharge to our Landlords on any  minor maintenance or repair items, as we believe in passing these savings along to you.

We insist that your tenants request all maintenance in writing and we contact you before authorising repairs, wherever possible.
