How often are property inspections done?

ACT Legislation allows for inspections to be conducted twice in a 12 month period and 4 times in NSW. As often as legislation allows, we conduct a thorough inspection of your property and send a detailed report with your end of month statement. The report outlines any maintenance needed, as well as any items we want the tenant to attend to.

 If, upon inspection, the property is found to be unsatisfactorily maintained, we issue the tenants a Notice to rectify the issues and then re-inspect the property within 14 days.

Drive by inspections can be and are conducted and should the grounds be found unsatisfactory, we follow up to make sure the tenant makes improvements immediately.

Owners are welcome to come along to routine inspections, just let us know if you want to.

 

What happens if there is maintenance?

If your tenant reports maintenance to our office, we would contact you to advise of the issue and a suggest a solution.

We have tradesman on our database for every situation and because of our good relationships with them, they usually complete work very quickly and cost efficiently.

Some owners choose to give us an expenditure limit, for example $200. In this case, should the repair cost $200 or less, we would authorise the work to go ahead. Some owners prefer to be advised of all maintenance before going ahead therefore we always contact them for authorisation.

In the case of an “urgent repair” (refer to the Residential Tenancy Agreement for a list of items classified as “urgent”), we would try to contact you first, if unsuccessful, would go about executing the repair quickly and in the most cost efficient way for you.
